Why do we have ToS?
Our terms of service are in place to protect both the customer and the company. While they may seem like restrictions or cheats to some, they're actually very useful. Without them, customers can become confused about what exactly we do at The Site Setters. We have the right to update, remove, or add terms in our ToS at any time. It is your responsibility to periodically check for these changes. Customers who have agreed in any of our forms to "receive updates & offers" will be notified of any changes to our terms via the contact information they provide. Scope of Work
The Site Setters will only perform work in the categories of demolition, junk removal, debris removal, and grading. Anything other than that is outside our scope, and there are no options to "pay extra" to add services to any project we perform. The Site Setters team is trained and proficient in the previously listed services. Commonly asked add-ons are lawn mowing, organizing items, and moving. Those are, again, not available from us, along with many other services. Our team is not trying to be rude or difficult; we want to provide the best possible service. To do that, we have to maintain a focus on specific services rather than becoming a jack-of-all-trades.
Our team will also not interfere with plumbing, HVAC, or electrical connections. For smaller jobs, we recommend having any appliances or other items disconnected by a professional before the pickup. This will be confirmed before you are even booked to avoid late cancellation fees. Our company can reach out to a trusted professional and have the disconnection handled for you, but this is only recommended for larger jobs or if you do not have time to book an appointment with a plumber, electrician, HVAC technician, etc. The Site Setters crew can unplug most appliances and electronics at no extra cost. This excludes plumbing and HVAC disconnections; our team may remove an electrical cord from its socket if it is necessary and safe to do so.
We are not licensed to remove hazardous materials, including chemicals, asbestos, flammable materials, and similar substances. If any hazardous waste is hidden in a debris pile with the intent to sneak it out, the customer will pay for any damage to our equipment caused by the hazardous materials (if any) and cover the costs to have it safely removed by a certified company. The customer may face severe legal consequences if a team member or another individual is injured or killed by purposely hidden hazardous waste. It is the customer's responsibility to ensure they do not trash any hazardous materials. Household cleaners, excluding bleach, are accepted and can be thrown out if properly contained.
Any employee of The Site Setters is not required to accept any additional junk/debris beyond what was included in the quote. Although we will go the extra mile for our customers, if it is not safe or logical, we will not do more than quoted. Any team member has the right to refuse any extra work for any reason. If an employee is rude about the refusal, please report them, and they will be handled promptly.
Quotes & Payment Terms
Work will not begin until the quote is agreed upon by the paying customer and the estimator/project manager. Estimates for junk removal have a different process from demolition quotes. Estimating a demolition project requires on-site visits and may take longer than most junk removal/debris removal quotes. Junk removal has standardized pricing that already factors in weight, labor, distance, and volume. Demolition quotes vary by project, but we still maintain a professional, standardized system to ensure every customer receives fair, well-thought-out pricing each time.
Although highly rare, weight surcharges may occur with loads such as concrete or similar heavy fill materials. We make our best effort to spot these weight increments before quoting each time. The customer agrees that weight surcharges may apply to any load that exceeds the included weight limit of 1 ton in the enclosed bed and 2 tons in the dump trailer, with fees ranging from $70 to $200+ overall (receipts will always be provided). The customer also agrees to pay these surcharges upon request and will be given proof via the landfill receipt. If the customer cannot make the payment in one lump sum, we can arrange periodic payments with no interest (late fees may apply).
Disposal Rights
The customer warrants that they have legal authority over any structure to be demolished or any junk to be removed. The Site Setters and its employees are not liable for any property that is illegally removed or damaged after the customer has told us to do so.
Once a piece of junk/debris included in the quote is placed in our trailer, vehicle, or bed, ownership of that object has transferred to us. We are not obligated to return the object or to cover any damages/replacements to the object. When the customer agrees to have an object removed, they agree to this; they can change their mind and inform us before we take ownership, but we will not be held liable if they are too late. Usually, we have no problem giving an object back to any customer who asks for it.
