Terms & Conditions

These terms and conditions are an agreement between the customer and Tinco, LLC.

1) Minor & Incidental Damage - Tinco, LLC and its employees shall not be held liable for minor or incidental damage to the property occurring during the normal course of junk removal or demolition. This includes, but is not limited to, scuffs, scratches, or indentations on floors, walls, doors, or driveways. The Customer acknowledges that moving heavy, bulky, or sharp objects carries inherent risks to surfaces and agrees to waive any claims for minor surface damage.

2) Authority to Dispose - The Customer represents and warrants that they are either the legal owner of the property and items to be removed/demolished or have obtained express written permission from the legal owner. The Customer agrees to indemnify and hold The Site Setters (Tinco, LLC) harmless against any third-party claims arising from a lack of authority to dispose of said items or structures.

3) Transfer of Ownership & Disposal Rights - The Customer warrants that they have full ownership and/or authority over all objects on the property. Upon the loading of any items into or onto the vehicles or trailers of The Site Setters (Tinco, LLC), full legal title and ownership of those items transfer immediately to The Site Setters (Tinco, LLC). We reserve the exclusive right to dispose of, recycle, donate, or resell these objects at our sole discretion.

4) Utility Disconnection & Responsibility - The Customer is responsible for disconnecting utilities and notifying the main contact between them and The Site Setters of the disconnection. If the Customer wishes to proceed without handling the disconnection of all utilities, they must inform us, and we will work with partners to complete it.

5) Hazardous Waste - The Site Setters (Tinco, LLC) is not a hazardous waste hauler. We do not accept chemicals, asbestos, or flammable materials. If hazardous materials are discovered hidden within a load, the Customer is liable for all specialized disposal fees and potential decontamination costs.

6) Estimates & Final Pricing - All phone or online quotes are non-binding estimates based on information provided by the Customer. Final pricing will be confirmed on-site and/or before work begins based on actual volume, weight, and labor required.

7) Surface & Driveway Liability - The Site Setters (Tinco, LLC) is not liable for damage to driveways, curbs, lawns, or underground septic/utility lines if the Customer directs our vehicles to move off a public roadway. The Customer assumes all risk associated with the vehicle's weight on private surfaces.

8) Right of Refusal - The Site Setters (Tinco, LLC) reserves the right to refuse any job or item that poses a safety or health risk to our team, including but not limited to unsanitary conditions, structural instability, or aggressive animals.

9) Payment Terms - Payment is due in full immediately upon completion of the service. The Site Setters (Tinco, LLC) accepts cash, checks, or payment apps (e.g., Zelle, PayPal, Cash App). No items will be unloaded at the disposal site until payment is secured.

9.1) Payment Exemptions - Licensed General Contractors or recurring customers of The Site Setters (Tinco, LLC) are exempt from immediate payments upon completion. All partners are eligible for Net-15 or Net-30 invoicing only with a signed Master Service Agreement on file. This applies only to jobs over $1000.00; any job below that threshold must be paid on the invoice date.

10) Governing Law & Venue - This Agreement shall be governed by and construed in accordance with the laws of the State of North Carolina. Any disputes arising from this Agreement shall be resolved in the appropriate court in Granville County, North Carolina.

11) Severability Clause - If any provision of these Terms and Conditions is found to be invalid or unenforceable by a court of law, the remaining provisions will continue to be valid and enforceable to the fullest extent permitted by law.

12) Customer Absence Policy - The customer assumes all risk for mis-identification of items to be removed (by the customer), especially in online estimates. An authorized individual or the customer themself must be present for all demolition estimates/walk-throughs.

13) Testimonials & Reviews - By submitting feedback or testimonials, you grant The Site Setters (Tinco, LLC) a perpetual, royalty-free license to use and share your comments for marketing purposes. We reserve the right to edit reviews for length or clarity, provided the original sentiment is not altered, and we will not use your full name or likeness in advertisements without your consent. In compliance with FTC regulations, we do not suppress honest, negative feedback or misrepresent customer experiences. Any reviews provided in exchange for incentives will be clearly disclosed to maintain transparency.

14) Safety Zones - Access to demolition zones is strictly limited to authorized professionals and permitted employees until the project's completion. Entry into these restricted areas is prohibited at all times, including during pauses in demolition activity, due to inherent severe hazards, including falling debris, which could result in serious injury or death. Unauthorized access constitutes a breach of these terms and is a violation of site safety regulations.

15) Surcharges - While standard junk removal rarely exceeds our 1-ton limit, which is included in our base pricing, disposing of heavy fill materials is billed by the ton. We provide you with our best estimate before work begins, though the estimated weight may be slightly off. In which you'll be notified of the difference before we dump it.

16) Cancellations - A fee of $55 will be charged to any client who initiates a cancellation 4 hours or less before the scheduled project time.* The client will receive a notification 30 minutes before this goes into effect. 

17) Entire Agreement - These Terms and Conditions, along with any final quote provided, constitute the entire agreement between The Site Setters (Tinco, LLC) and the Customer, superseding all prior verbal discussions or agreements.

 

 

Privacy Policy

1) The Site Setters (Tinco, LLC)'s privacy policy is not to share or sell any customer information gathered via forms, calls, or texts. The Site Setters (Tinco, LLC) pledges to use any customer information only for the purpose(s) of: booking jobs, payments, and customer management documents, as well as sending occasional and optional updates.
